Information for Developers
How do I determine the ecological and biodiversity impact of my development?
The biodiversity impact of the proposed development is determined using a calculator which scores the habitat types present based on thier size, distinctiveness and condition. The calculation will determine the number of biodiversity units lost as a result of the proposed development. The potential impact of the proposed development on protected species should also be identified. This work can be completed by your appointed ecologist or Arventus on your behalf.
Developing a mitigation and offsetting plan?
Once your habitat and species enhancements and offsetting requirements are understood, Arventus can develop a mitigation plan and identify any off-site requirements. It may be that no off-site mitigation or habitat creation is needed depending upon land and opportunities available within your development boundary and available land. If off-site mitigation and offsetting is required, Arventus can identify a suitable location and prepare a habitat creation and management plan to deliver the necessary improvements.
Do I have to offset the entire development?
Any biodiversity loss needs to be avoided, mitigated and/or compensated for. If your development has sufficient and suitable land, then some or all of the mitigation and/compensation works can take part on the site. Offsetting is designed for schemes with limited space or those where more valuable biodiversity schemes are not possible on site.
How much will it cost?
There is no standard cost for a biodiversity unit or habitat creation plan. This is because the cost of offsetting depends upon the areas and types of habitats being created as well as the time and difficulty involved with establishing them. For example, an area of semi-improved grassland would be easier to create than an area of wetland. Please contact us to discuss your specific needs.
Available Land
As a developer, you may have land within a development boundary which cannot be used efficiently. Such land may include areas excluded for archaeology, buffers from adjacent land uses, land of inappropriate grading, areas at risk of flooding, and areas which are an awkward shape and location or are difficult to access. Our team can assist you in understanding the options available for these areas. Following an initial assessment, the suitability of this land for potential biodiversity offsetting or species mitigation for other developers can be identified, unlocking the potential for this land to provide a regular guaranteed source of income and offset your development costs.
Planning Implications
It may be that you already have planning permission but would like to make use of unused land or it may be that you are at the beginning of the planning process for your proposed development. Arventus can guide you through what will be required and provide the necessary planning advice and services throughout the process to allow you to maximise the sustainable use of your development space.
